WOOD DESTROYING INSECT INSPECTION REPORTS FOR
REAL ESTATE
To asses the potential risk of a property, banks
and lending institutions require that homes be inspected for wood
destroying insects (such as termites) before closing the sale of
a home or refinanance. It is required that the inspection be done
within thirty (30) days of settlement.
All Star Pest Management is licensed to prepare
a Wood Destroying Insect Inspection Report (WDIIR), which will inform
the lending institution and potential buyer about termite evidence
or damage. The inspection is visual and includes the interior and
exterior of the property, including outbuildings.
It is important to note that a WDIIR does not
guarantee that a property is free from termites. There are limitations
to an inspection because the building cannot be taken apart to look
under it and then be put back together. WDIIRs can identify obvious
infestations and evidence of previous treatment. A WDIIR is not
a structure damage report - it only reports damage relating to infestation.
It is recommended that the homeower(s)
should have a termite inspection performed by a licensed company
every year.
